The undersigned, hereby releases, waives, discharges, covenants not to sue and agrees to indemnify and hold harmless Port Royal Investments, Inc., its officers, directors, employees, representatives, agents, and successors, from any and all claims, demands and actions of any and every kind that it has, or may have or may hereafter accrue against the released party, directly or indirectly arising out of or relating in any respect to the organizing, sponsoring or holding of any event or activity on the property of the released party (Port Royal Investments, Inc.) or arising out of the attendance or participation of any person therein.
